Meta's Housing special ad category: what real estate advertisers can still target

If you sell or rent property with Facebook ads in the US or Canada, your campaigns run under special rules. Here is how to get buyer leads anyway.

Ads about selling, renting or financing homes on Facebook and Instagram must be declared under Meta’s Housing special ad category. It exists to prevent discrimination in housing ads, and it changes how you build campaigns. Agents who keep building ads the old way see rejections, or campaigns that reach the wrong people.

What the Housing category limits

  • No age or gender targeting. Your ads go to all adults in the chosen location.
  • No ZIP-code targeting. Locations are set by city, region or a radius around a point, with a minimum radius.
  • Limited detailed targeting. Many interest and demographic options are unavailable, and audiences built on them are restricted.
  • Restricted lookalike-style audiences. Classic lookalikes don’t work the way they do in normal campaigns.

Meta updates the exact list from time to time, so check the current rules in Ads Manager when you create the campaign.

What still works well

The creative does the targeting. When you can’t pick the audience, the message picks it for you. An ad about rental yield and exit timelines attracts investors and bores first-time buyers. An ad about a backyard and a school district does the opposite. Write each angle to attract one buyer type and repel the rest.

Qualifying questions in the lead form. Budget range, purchase timeline, financing status. These cost a little volume and save your agents hours of calls with people who were only browsing.

Retargeting your own visitors and viewers. People who watched your property video or visited the listing page already chose themselves. Show them floor plans, walkthroughs and testimonials next.

Broad targeting plus strong signals. With limited targeting options, Meta’s algorithm leans on your conversion data. Send it good signals: qualified leads and booked viewings, not just form opens.

An example in numbers

For a project selling three villas at about $150K each to international investors, we ran Meta lead campaigns with qualifying questions and investor-focused creatives. Result: 541 leads in 90 days, and the sales team spoke only to people with a budget. In other real estate campaigns, leads started from €4.65.

FAQ

Do I have to use the Housing special ad category?

Yes, if your ad promotes selling, renting or financing housing in a country where Meta requires it, including the US. Ads that should be declared and aren’t can be rejected.

Can I target by ZIP code in a Housing campaign?

No. Use city, region or a radius around a location instead.

How do I get qualified leads without age or interest targeting?

Let creative angles attract specific buyer types, add qualifying questions to the lead form, and retarget people who engaged with your listings.
