How to run Facebook ads for real estate in 2026
Start with the buyer, not the listing. An investor wants yield and exit numbers; a family wants schools and space; a relocator wants the visa and the neighbourhood. We build a separate angle for each and let the test decide which one pays.
Respect the Housing special ad category. In the US and Canada, ads for property sales and rentals must run under Meta’s Housing category: no age, gender or ZIP targeting. That means the creative and the qualifying questions do the targeting, so we write them to repel the wrong people.
Qualify inside the form. Budget, timeline and financing questions cost a little volume and save your agents hours. We judge campaigns by cost per qualified lead and booked viewing, not by cost per form.
Retarget everyone who looked. Video viewers and site visitors see floor plans, walkthroughs and testimonials next. Property is a long decision, and most sales come from the second or third touch.

How much budget do I need to test real estate ads?

Can you target by age or ZIP code for housing ads?
No. In the US and Canada, Meta’s Housing special ad category blocks age, gender and ZIP targeting. We work around it with creative, placement and qualifying questions, which keeps the account compliant.
Do you work with agents or only developers?
Both. Developers, brokerages, individual agents and international investment projects selling to North American buyers.
Facebook or Google for real estate?
Google captures people already searching; Meta creates demand and is usually cheaper per lead. Most projects start on Meta and add Google search once the offer is proven.
